Because Elta is a GFA-harmonised development, balconies and air-con ledges are held in check and buyers are paying for internal area rather than decoration. That shows up most clearly in the smaller formats, where a 506 sqft plan still fits a genuine study rather than a token alcove.

Entry begins at $1,158,000. On currently released stock, the 506 sqft 1-Bedroom + Study transacts around $1.40M to $1.43M at roughly $2,775 to $2,820 psf, the 926 sqft 3-Bedroom at $2.69M to $2.71M, the 1,184 sqft 4-Bedroom at $3.33M to $3.41M, and the 1,776 sqft 5-Bedroom from $3.97M to $4.61M. Note the pattern: the largest units carry the lowest PSF, bottoming out near $2,233 psf. Buyers who can carry the quantum are getting the better rate per square foot here, which is not always true in new launches.
The honest read on supply
Availability is now weighted heavily towards 4 and 5-bedroom stacks, with only a handful of 1-Bedroom + Study and 3-Bedroom units left. If your budget caps out below $2.5M, the practical choices at Elta are narrow, and it is worth comparing against The Sen in District 21 before committing.
How it compares in the west
Clementi has not seen a launch of this scale beside its transport node in years, and that scarcity is the core of the argument. Against city-fringe options such as Zyon Grand or Promenade Peak, Elta trades prestige for daily practicality: no MRT transfer, a mall you can walk to in slippers, and a school catchment that families plan years around. That is a different kind of value, and for a household that works in the west or at the National University of Singapore, it is often the more useful one.

A five-minute walk to a full transport interchange
Elta sits on Clementi Avenue 1, a short flat walk from Clementi MRT (EW23) on the East-West Line and the Clementi Bus Interchange directly above it. Elta is not the flashiest launch of this cycle, and it does not need to be. What it offers is rare in Singapore now: a large new project within a five-minute walk of an MRT and bus interchange, inside a mature estate with genuine school depth and a stable employment corridor next door. Pricing is firm for the OCR but not indefensible once you weigh what is within walking distance, and the larger units carry the better PSF. Choose a higher stack away from Clementi Avenue 1, buy for occupation rather than a quick flip, and Elta holds up well. It belongs on the shortlist of any family that intends to stay in the west.
