Sophia Road is one of those Singapore streets people walk past for years without registering. It climbs quietly off Selegie Road, hemmed in by old walk-ups, the School of the Arts and the slope of Mount Emily, and it happens to sit a five-minute stroll from the busiest interchange on the rail map. The Collective at One Sophia is the first launch in a while to take that geography seriously.

What is actually being built here

One Sophia is a mixed development, not a standalone condo. The commercial component carries the 1 Sophia Road address, while the 367 residential units sit above it across 1A and 1B Sophia Road, branded The Collective. That structure matters to a buyer in two practical ways. The upside is a podium of shops, food and services under your own lift lobby, which in a city-fringe pocket without a nearby wet market is genuinely useful. The trade-off is that the ground plane is public, so this is city living with city footfall rather than a gated enclave.

The unit mix tells you who it was drawn for

Ten layout types, and eight of them are one or two-bedroom. Studios start at 452 sqft, the 1 Bed Suite runs 484 to 506 sqft, then 538 sqft Premium and a 549 sqft 1 Bed + Study. The two-bedroom band is where most of the remaining stock sits: 646 to 667 sqft Deluxe, 700 sqft Deluxe + Study, and 764 sqft Premium with and without a study. Three-bedroom buyers get two options only, a 1,023 sqft Premium and a 1,227 to 1,249 sqft Luxury, with roughly thirty units left between them.

The studies are worth calling out because they are drawn as usable rooms rather than a nook beside the fridge. In a 700 sqft two-bedroom, that third space converts into a home office without stealing from the living area, which is the difference between a unit that leases at market and one that leases above it.

Where pricing sits

Entry is $1,250,000 for a 452 sqft Studio, and the band runs to $3,764,000 for the largest 3 Bedroom Luxury. On a PSF basis it is $2,591 to $2,986, and the pattern rewards the bigger units: the 764 sqft 2 Bed Deluxe stacks dip to $2,591 psf while the small one-bedders push towards $2,957. For District 9 that overall range is measured. Nearby freehold stock and the Orchard Boulevard tier both trade well above it, which is the argument for the 99-year tenure here - you are paying for location and access, not for permanence.

Facilities without pretending to be a resort

The site is compact, so the amenities are stacked rather than spread: the Azure pool and gym, a games room, and the SOcial Club and One SOcial decks that function as shared lounge and co-working space. It is an honest set for an urban plot. Anyone who wants a 50m lap pool and a tennis court should be shopping a suburban launch such as Elta instead.

How it fits the Sophia and Selegie story

This pocket has been slowly re-rated for a decade, from the redevelopment of the old Methodist Girls' site up the hill to the arts institutions along Selegie and Bencoolen. Set against Zyon Grand on the river or Promenade Peak further west, One Sophia is the pick for someone whose day starts at Dhoby Ghaut and whose evening ends within walking distance of it.

Location & Connectivity

Three MRT lines, one walk

The Collective at One Sophia sits about five minutes on foot from Dhoby Ghaut MRT (NS24/NE6/CC1), where the North South, North East and Circle lines converge. Bencoolen (DT21) on the Downtown Line is a similar walk in the other direction, and Rochor and Little India are within ten minutes. In practice that means Raffles Place and Marina Bay in three to four stops, Orchard in one, Serangoon and Paya Lebar without a transfer, and no dependence on a single line during disruptions.

Driving

Selegie Road and Bencoolen Street feed onto the CTE within minutes, with the ECP and KPE a short run away. The CBD is a 7 to 10 minute drive off-peak, Orchard about 5, and Changi Airport roughly 20.

Everyday amenity at street level

Plaza Singapura sits at the foot of the hill with a Cold Storage, cinema and clinics, and Sim Lim Square, The Cathay and Cineleisure are all within a ten-minute walk. Bugis Junction, Bugis+ and 313@Somerset are one stop out, with ION Orchard and Paragon under two kilometres. For local food, Albert Centre Market and Food Centre and Tekka Centre both stay open long after the malls close.

Green space that is closer than expected

Mount Emily Park is effectively next door, one of the oldest public parks in Singapore and a quiet counterweight to Selegie Road. Fort Canning Park and Istana Park sit within a kilometre, with Bras Basah Green linking through to the civic district.

Schools within 5 km

School of the Arts Singapore is a few minutes away and St Margaret's Primary sits within the 1 km priority ring, with Stamford Primary, Farrer Park Primary, River Valley Primary, Singapore Chinese Girls' Primary and Anglo-Chinese School (Junior) inside 5 km. Secondary options include Singapore Chinese Girls' School, Outram Secondary, Bendemeer Secondary, St Margaret's Secondary and Anglo-Chinese School (Barker Road), with Catholic Junior College and St Andrew's Junior College at the edge of the ring. Chatsworth International Orchard, EtonHouse Claymore and ISS International serve expatriate families, while SMU, LASALLE and Nanyang Academy of Fine Arts are all walkable - a tenant pool most city-fringe projects would like to have.

Investment Verdict

Investors: this is the clearest case at the project. A 452 sqft Studio at $1.25M or a 484 sqft 1 Bed Suite around $1.33M to $1.44M puts a District 9 asset in reach at a quantum that leases easily to CBD, Orchard and campus tenants. Three MRT lines within a five-minute walk is the kind of feature that holds occupancy through a soft rental cycle, and a mixed-use podium reduces the friction that makes tenants leave.

Singles and couples: the 700 sqft 2 Bed Deluxe + Study is the most useful plan in the mix - one bedroom to sleep in, one to work in, and a location that removes the commute entirely. At $1.89M to $2.00M it is priced against far less central two-bedders.

Families: be realistic about supply. Roughly thirty three-bedroom units remain, split between the 1,023 sqft Premium at $2.83M to $3.01M and the 1,227 to 1,249 sqft Luxury at $3.49M to $3.66M. If a larger home matters more than a central address, Grand Dunman or Amberwood at Holland give more room for the money.

Who should think twice: buyers set on freehold tenure, for whom Newport Residences or The Arcady at Boon Keng are better fits; anyone who wants low density and quiet; and buyers needing keys before 2029.

The final verdict

The Collective at One Sophia is not trying to be a trophy purchase, and it is better for it. What it sells is access - three rail lines, the Orchard belt, the civic and arts district and the CBD, all inside a walk or one stop - wrapped in a compact, efficiently planned unit mix at a District 9 entry price that starts with a one. The leasehold tenure and the small-format bias are real constraints, and capital upside will depend on how the Selegie and Sophia corridor continues to re-rate rather than on scarcity. Buy a higher stack away from Sophia Road, treat it as a long-hold rental asset or a genuine city home, and the numbers work. Families needing four bedrooms should look elsewhere.
