Toa Payoh is one of those estates where nearly everything is already built. The market, the sports complex, the bus interchange, the schools — all settled decades ago. That is exactly why The Orie mattered: a genuinely new private condominium slotting into a town that had not seen one in roughly eight years, on a plum site at Lorong 1 that faces the older HDB blocks on one side and looks toward the central catchment on the other.
What CDL, Frasers and Sekisui House built
Seven hundred and seventy-seven units across a large site, completing in 2028. The three-developer structure is worth pausing on: CDL brings the local track record, Frasers Property the estate-management discipline, and Sekisui House the Japanese detailing that usually shows up in joinery, storage and the small ergonomic decisions inside a unit. The facilities read like a full-size resort rather than a token deck — a 50m lap pool, a separate family pool, a social function room, and a dragon-themed playland that is a deliberate wink at the Toa Payoh dragon playground down the road.
What is actually left, and at what price
This is a late-cycle buy, so be clear-eyed about the inventory. Currently available:
- 1 Bedroom + Study (Type A1S), 517 sqft — 28 units, $1,467,000 to $1,580,000 ($2,838 to $3,056 psf)
- 3 Bedroom Dual Key (Type C3DK), 1,130 sqft — 7 units, $3,024,000 to $3,101,000 ($2,676 to $2,744 psf)
Thirty-five units out of 777. The 2-bedroom and standard 3- and 4-bedroom layouts that carried the launch have gone. If you need those formats, The Arcady at Boon Keng is the closest RCR comparison, and Zyon Grand covers the river-fringe alternative.
The dual-key case
The 1,130 sqft dual-key is the most interesting thing left on the price list, and at $2,676 psf it is also the cheapest psf in the project's remaining stock. A dual key gives you a main unit plus a self-contained studio behind its own door — useful if you are housing a parent, an adult child, or a tenant whose rent offsets the mortgage while you still live on site. In a town with Toa Payoh's tenant depth, that second door has a real income number attached to it.
Reality check on the 1-bedder
At 517 sqft with a study alcove, this is an investor and single-occupier product. The psf is the highest in the project, which is normal for the smallest format, but the quantum under $1.6M keeps it accessible and the North South Line location keeps it lettable. Do not expect a bargain — expect liquidity.

Location & Connectivity
Braddell MRT in about five minutes on foot
The Orie sits at Lorong 1 Toa Payoh, a short walk from Braddell MRT (NS18) on the North South Line. Orchard is roughly 12 minutes by train, Raffles Place and the CBD under 20, and Toa Payoh interchange is one stop away for the bus network and HDB Hub. Novena's medical belt — Tan Tock Seng, Mount Elizabeth Novena and the Health City campus — is two stops down the line, which matters for both commuting and rental demand.
Driving
The CTE is a couple of minutes away via Braddell Road, putting the CBD about 10 to 12 minutes off-peak. The PIE and KPE are both close, so Jurong, Changi and the East Coast are all straightforward drives.
Everyday Toa Payoh
This is the advantage of a mature estate: nothing needs to be waited for. Toa Payoh Lorong 1 Market and Food Centre is a few minutes' walk, HDB Hub covers supermarkets, a cinema, clinics and the library, and Junction 8 Bishan is one MRT stop for a fuller retail run. Balestier's zi char and bak kut teh strip is a short drive, and Zhongshan Mall handles late-night groceries.
Green space
Toa Payoh Town Park is a five-minute stroll for morning laps, Bishan-Ang Mo Kio Park is a short ride for longer runs, and MacRitchie Reservoir is close enough for weekend trail walks — the reason some of the higher stacks are marketed on their central-catchment outlook.

Investment Verdict
Owner-occupiers: the pitch is a mature-estate address with an MRT walk, real schools nearby and a 2028 completion. The dual-key 3-bedder at $2,676 to $2,744 psf is the standout for families who want flexibility, and it is priced below what comparable RCR 3-bedders are asking in newer launches.
Investors: Toa Payoh has one of the deepest tenant pools outside the core city — Novena healthcare staff, CBD professionals on the North South Line, and families relocating within the estate during HDB upgrading cycles. The 517 sqft 1-bedder is the classic yield play here, with a sub-$1.6M quantum keeping the entry manageable.
Capital appreciation: with 742 of 777 units taken up, the launch phase has already repriced the site. Future upside depends less on discovery and more on Toa Payoh's continued lack of new private supply — a genuine structural constraint, since there is very little unbuilt land left in the estate.
Who should think twice: anyone needing a standard 2- or 4-bedroom layout, or hoping for early-bird pricing. Look at Grand Dunman for wider format choice or Promenade Peak for a different RCR profile.
The final verdict
The Orie did what a well-located, well-sponsored project in a supply-starved mature estate was always likely to do: sell out fast. What is left is narrow but not unattractive — a liquid 1 Bedroom + Study and a genuinely useful dual-key 3-bedroom at the project's lowest psf. If either format fits your plan, this is still one of the more defensible RCR buys on the market. If it does not, there is no point stretching for it.
