There is a particular kind of buyer who reads Marina View and immediately understands the plot. It is the last real residential parcel inside the bay, hemmed in by Marina One, Asia Square and the Shenton Way office belt, and IOI Properties has put a W hotel, a retail podium and 683 apartments on it in a single 51-storey stack. If you have ever wanted to take a lift down and be on an MRT platform before your coffee cools, this is the address that does it.
What branded actually buys you here
Branded residences get dismissed as a logo tax, so it is worth being specific. What W brings to 22 Marina View is an operator running the building alongside the hotel: arrival handling, in-residence dining, housekeeping on request, and a facilities floor programmed like a hotel club rather than a condominium roof deck. Level 51 carries a 25m infinity-edge heated pool and Club 51, the residents lounge that looks straight across the bay. Level 34 holds a mid-tower sky deck with BBQ pavilions. Wellness spaces, including a meditation room, sit within the residential floors rather than being squeezed into a corner of the car park level. The residential drop-off on Level 4 is deliberately separated from the hotel forecourt, which is the detail most mixed developments get wrong.
The commute argument, and it is a short one
Shenton Way MRT (TE19) is built into the development. From there the Thomson-East Coast Line puts Orchard, Great World, Gardens by the Bay and eventually the East Coast on one seat, and Marina Bay interchange one stop away opens the North South and Circle lines. Above ground, Marina One is across the street, Asia Square and Guoco Tower are under ten minutes on foot, and Raffles Place is a covered walk in most weather. The MCE and AYE handle drivers, and Changi is roughly twenty minutes off-peak.
Unit mix and what things cost
The tower is planned for singles, couples and a smaller group of large-format buyers, with very little in between being compromised. One-bedrooms of 538 to 570 sqft start at $1,778,000 and run to $2,418,000 at $3,233 to $4,242 psf. Two-bedrooms at 710 sqft go to $2,960,000, while the 797 to 850 sqft 2 Bedroom Premium tops out at $3,508,000. Three-bedrooms at 1,195 sqft reach $4,888,000 and the 1,249 sqft 3 Bedroom Premium reaches $5,183,000.
The interesting end is the top. The 2,250 sqft 4-bedroom is priced to $10,723,000 and the 2,809 sqft 5-bedroom to $14,288,000, at $3,884 to $5,087 psf. Two penthouses - a 5,350 sqft duplex and a 5,199 sqft simplex - are held for private discussion rather than published pricing. That is a genuinely rare inventory profile: almost nowhere else inside the bay can you buy a 2,800 sqft family floor with a hotel operator attached.
Reading the layouts
The 538 sqft one-bedder is tight but honest, with a squared-off living zone and no dead corridor, and it is the format leasing agents will move fastest. The 797 sqft 2 Bedroom Premium is the sweet spot for a couple who work in the CBD - two proper bedrooms, a usable kitchen rather than a token counter, and a balcony that faces the water on the better stacks. The 1,249 sqft 3 Bedroom Premium finally gives a dining table somewhere to live. The 4 and 5-bedroom plans read like landed floor plates lifted 40 storeys, with separate wet and dry kitchen zones and four bathrooms, which is where the branded-service argument stops being abstract.
How it sits against the rest of the city core
Inside District 1, the honest comparison is not another new launch, because there barely is one. Against Zyon Grand or Promenade Peak on the city fringe, W Residences trades floor area and greenery for a CBD postcode, a hotel operator and an MRT in the basement. Against prime residential further north such as Upperhouse at Orchard Boulevard, it swaps retail frontage on Orchard Road for the bay itself and a walk-to-office catchment that Orchard cannot match. The reality check
This is a 99-year leasehold asset at prime pricing, and the service charges will read like a hotel bill rather than a condominium one. There is no primary school within the 1 km ballot ring, and nobody should buy this expecting a childhood-friendly estate with a big lawn. Completion is 30 June 2028, so a purchase today is a three-part commitment: progressive payments, a wait, then income. What you get in return is the only branded residence inside Marina Bay, on a plot that will not be repeated.
Location & Connectivity
22 Marina View sits on the inner edge of the bay, between Marina One and the Shenton Way office spine. Shenton Way MRT (TE19) is integrated into the development, giving direct Thomson-East Coast Line access to Orchard, Great World, Havelock and Gardens by the Bay, with Marina Bay interchange one stop away for the North South and Circle lines. Downtown MRT on the Downtown Line is a covered eight-minute walk.
On foot, Marina One and its Heart retail and dining are about three minutes away, Asia Square and Lau Pa Sat five to eight minutes, Guoco Tower and Tanjong Pagar around twelve, and the Marina Bay Sands promenade and Gardens by the Bay under twenty via the waterfront. Drivers reach the MCE within a minute of the estate boundary, and the AYE, ECP and KPE follow from there; Changi Airport is roughly twenty minutes off-peak.
Day-to-day needs are covered without a car: Cold Storage at Marina Bay Link Mall, FairPrice Finest at Asia Square, Little Farms at Guoco Tower, and the hawker institutions at Lau Pa Sat, Amoy Street and Maxwell. Investors: the 538 to 710 sqft formats are the cleanest leasing play in the city core. A tenant working at Marina One, Asia Square or Raffles Place can walk to the office, and the W brand does part of the marketing for you when a relocation package is involved. Entry from $1,778,000 is not cheap, but CBD one and two-bedroom stock with an MRT in the basement is thin, and a 2028 completion means the unit enters the market as a new product rather than competing with tired inventory.
Own-stay buyers: this is a lifestyle purchase, and it should be judged as one. If a hotel-serviced arrival, a sky pool at level 51 and a five-minute commute genuinely change your week, the premium is defensible. If you are grinding the numbers on price per square foot alone, you will always find more area elsewhere.
Large-format buyers: the 2,250 sqft 4-bedroom and 2,809 sqft 5-bedroom are the units to look at hardest. Inventory of that size inside Marina Bay is effectively finite, and branded large formats tend to hold up better on resale than small units in the same tower.

The final verdict
W Residences Marina View is not trying to be the best value in the CCR and never was. It is trying to be the only branded residence inside Marina Bay with a train station in its basement, and on that narrow, defensible claim it succeeds. Underwrite it on address scarcity, walk-to-work demand and brand-backed resale rather than on PSF arithmetic, and it holds together.
