Bukit Timah has always sold itself on schools, greenery and old-money addresses, but it has rarely offered a new launch you can genuinely walk to a train from. 8@BT does. The site sits on Bukit Timah Link, a short stroll from Beauty World MRT on the Downtown Line, which means one seat to Newton, Bugis and the Bayfront stretch without touching a bus.
Bukit One, the Bukit Sembawang vehicle behind the project, has kept the scale modest at 158 units across two blocks. That gives the development a quieter character than the larger Upper Bukit Timah launches, and the facilities follow suit: a Living Room lounge, a camping ground and BBQ deck, a Furo bath corner. It is a curated rather than sprawling programme, and it suits the profile of buyer who wants privacy over spectacle.
What makes the location work is the density of everyday amenity within 500 metres. Beauty World Centre, Bukit Timah Plaza and the Bukit Timah Market and Food Centre cover food, groceries and errands without a car. Behind that sits the Rail Corridor and the Bukit Timah Nature Reserve, which is the sort of green frontage buyers in the west pay real money for. Pei Hwa Presbyterian Primary is a few hundred metres away, with Methodist Girls, Hwa Chong and Nanyang Girls all inside a short drive.
The honest read on pricing: at $2,508 to $3,332 psf, this is not a value play. You are paying for adjacency and for the Beauty World precinct upgrade the URA has been signalling for years, including the new integrated transport hub. The 4 bedroom stacks carry the deepest remaining availability, which is unusual and gives larger families genuine choice of level and orientation rather than the leftovers.

Location & Connectivity
8@BT occupies 6 and 8 Bukit Timah Link in District 21, and the headline is the walk: Beauty World MRT (DT5) is roughly three minutes on foot. From there the Downtown Line runs direct to Botanic Gardens, Newton, Bugis and Marina Bay, so most CBD commutes land inside 30 minutes without a transfer. The upcoming Beauty World integrated transport hub will place bus interchange facilities in the same node.
Drivers get the PIE within a couple of minutes via Jalan Anak Bukit, with the BKE feeding north towards Woodlands and the AYE reachable through Clementi Road. Upper Bukit Timah Road handles the local run towards Holland Village and Orchard in about 15 to 20 minutes off peak.
Daily living is unusually self contained for a new launch. Beauty World Centre, Beauty World Plaza, Bukit Timah Plaza and Linear Mall are all within 500 metres, the Bukit Timah Market and Food Centre sits across the road, and the Rail Corridor gives a direct green route towards Hillview and the Botanic Gardens end. Bukit Timah Nature Reserve and Dairy Farm Nature Park are the weekend draws.

Investment Verdict
The investment case for 8@BT is precision rather than scale. It is a 158-unit boutique block on top of an MRT station in a district where new leasehold supply is thin and land is rarely released. That scarcity is what supports the $2,508 to $3,332 psf band, and it is also what should hold resale interest once the Beauty World integrated transport hub and the wider precinct rejuvenation complete.
Rental depth comes from a different pool than the city fringe projects: expatriate families anchored to the German European School, the Swiss School and the Singapore Korean International School, plus academics and staff from the National University of Singapore corridor. Those tenants pay for space and school proximity, which favours the 3 and 4 bedroom stacks here.
The trade-offs are the leasehold tenure and an entry psf that already prices in the MRT adjacency, so this is a hold-for-the-precinct story rather than a quick flip. Compare it against the other Singapore new launch condos on the tracker before you commit.
